5 reasons why the Brownstones are so great…

    Recently my Broker asked me to give him 5 reasons why the Brownstones are so great; he wanted to feature the development on our office website as the Northeast Realtor “Pick of the Month”. So I did, and he did, and then I started thinking about what a neglected question that is…why are they so great? So often we talk about properties in a very technical way, we describe the features and upgrades- 3 bedrooms, 2 baths, granite counter tops, stainless steel appliances…ad nauseam, but what makes it great? What makes it different from the 20 other 3 bedroom, 2 bath condos and townhomes on the market in Northeast and Downtown right now? What makes it a place that real people want to live? So, with that in mind, here my 5 reasons why the Brownstones are so great.

  • Neighborhood - Walk, bus, bike or drive you are only a few minutes from everything! 5 minutes to Downtown, walking distance to the river and all the fun neighborhood haunts along the 13th Avenue Arts Corridor…The Modern, Erte, The Sample Room, Behind Bars Bicycle shop, Two Twelve Pottery, a short hop to the East Bank hustle and bustle…Nye’s, Lunds, the Red Stag, the Bulldog, Kieran’s…the list goes on and on.

Gliffy…Design a Brownstone in a Jiffy!

mainfloor.jpgI was introduced to a real nifty website the other day that allows me to build floorplans of the Brownstones, which you can then view, play with furnitre placement, and experiment with floorplan changes…essentialy you can move in, online! 

I am in the process of putting all three levels, including common variations on the upper level bedroom and bath layouts into a file called Brownstones of River Run. 

You can use my login and password to access the files, but please be respectfull of others who want to use the site and leave the floorplans exactly as you found them when you leave.

Brand New Shiny Model Home

new-model-006.jpg After a short break, construction is complete and we are  settled into our shiny new model at 1436 Marshall St. NE.  If you have been to the Brownstones, you know that our model used to be on the North end of the building at 1444 Marshall St. NE.  Well, that unit sold, so we moved to the South end and we love it!  Southern exposure, rich woods, funky colors, classy granite, and seriously shiny new glass tile backsplash in the kitchen…I mean it really sparkels! (in a good way.)

Brownstone Ticker

Our third happy homeowner moved into their new Brownstone over the weekend!  That means we only have 2 homes left in the current building, and only one that is totally customizable…we had better start digging another hole in the ground!  Stay tuned for more details about the groundbreaking for the next Brownstone building…

Speaking of customization, I have to compliment our homeowners for having the best design sensibility that I have seen collectively in one building.   Each one of them did something completely different with thier interior finishes and they all look FANTASTIC!  I’m just kicking myself now for not taking photos to share with you, but here’s my verbal snapshot:  Unit 3 went very contemporary with sleek white solid dimension trim, cool aquas and blues, beautiful cherry floors and a master bath that could easily be featured in Dwell magazine – gorgeous.  Unit 2 turned out very warm and chic with granite tops, cherry cabinets, cherry stained solid pine six-panel doors and trim, and autmn earthtones – the kind of place that imediately feels like it’s always been home.   Of course, Unit 1 was our model and what can I say, it inspired the other two and won the heart of the buyer that now lives there.  Kudos to our designer, Katie Sterns with Showcase Stagers, who did a phenomenal job!

 We always knew this would be a fun, funky, eclectic building, but we never imagined that everyone would have such great taste!
